· Pack and remove retained items to safe storage
· Dispose of remaining items
· Remove and dispose of all internal woodwork
· Remove and dispose of plastic ceiling tiles.
· Remove and dispose of Bathroom fittings
· Remove and dispose of Kitchen fittings

· Excavate all existing floors to a depth of 150mm
· Remove crumbling and insect infected plaster from walls and ceilings
· Remove pantry and wall behind, construct new wall with damp proof liner, new bricks and plaster
· Build new fitted cupboards with enclosed storage above existing pantry cupboard and in wall opposite bathroom door. Line with new bricks where required and plaster.
· Rewire totally including extra switches, sockets, power points, lights to exterior and new fuse board
· Replace any lead pipes with copper pipe
· Line all floors with waterproof membrane and re-concrete
· Re-plaster all internal walls and ceilings
· Replace fitted wardrobes with lockable cupboards above in both bedrooms
· Replace Interior room doors x 3 to Client specifications
· Replace exterior door with metal door in same style as original
· Tile all floors with floor tiles to Client specification
· Install air conditioning unit to living room with external fittings to side elevation
· Paint all interior walls and ceilings white
Refit Bathroom with white Roca bathroom suite comprising
· Walk-in shower with enclosed cubicle
· Wash hand basin with wrought iron stand and mirror above
· Low flush W.C.
· Chrome taps, shower, basin and WC fittings
· Plumbing and electrics for washing machine
· Retile bathroom with wall tiles to Client specification
Refit Kitchen with a range of dark wood style base and wall units including
· Sink and drainer in ceramic stainless steel (please indicate which you a quoting)
· Fitted electric oven and hob with extractor fan over
· Integrated refrigerator with freezer compartment
· Integrated slim line dishwasher
· Worktop to four sides in marble granite in colour to be decided (please indicate which you a quoting)
· Kitchen walls tiled in Clients choice of wall tiles
· High counter with door separating Kitchen from Living area tiled to client specification
· Light fitting comprising Halogen spot light.
Exterior
· Replace external ironwork to steps (entrance and terrace) and balcony with new metal in the same design
· Demolish existing storage cupboards. Renovate barbeque. Replace cupboard adjacent to barbeque.
· Construct storage cupboard to rear of steps
· Tile wall and stairs in tiles to Client specification
· Clean and repaint ironwork to windows
· Repair, make good and paint all external walls
· Clean existing floor tiles
